For All ACC Requests: 1. Please review all governing documents prior to submission of request and note the following, per the Indentures:
No building, fence, wall, driveway or other structure, swimming pool, tennis courts or improvement shall be commenced, erected or maintained on such Lot, nor shall any exterior addition to, removal of all or any part thereof, or exterior change or alteration (structural or nonstructural) in any improvement on such Lot be made, nor shall any tree with a three inch (3in) or greater caliper be removed, nor shall the grade or slope of any Lot be changed, nor shall any item, apparatus or device be attached to or the color or other exterior appearance of any structure upon any such Lot be changed until the plans and specifications showing the degree, nature, kind, shape, size, square footage, height, elevation, materials, colors, location and configuration of the same shall have been submitted to and approved in writing by the Trustees, or, if so appointed by the Trustees in their sole discretion, by an architectural Committee composed of three (3) or more representatives.
2. Ensure the following items are included in your ACC request submission:
Plot plan showing location of improvement
List of materials to be used
Copy of drawings of improvement
Photo/Image of deck, fence or other improvement
3. Complete the ACC Request Form in its entirety. This can be found at the bottom of this page.
4. Please see special instructions below regarding fence and deck requests.
5. Submit all required information and forms to CMA per below:

6. All information must be received before the request will be processed.
7. Upon receipt of all required information, please allow 45 days for processing.
8. Please note that all work must be completed within 90 days of approval.
Special Instructions For a Deck Request:

Submit all required documents, as described above. This must include an image of the deck to be installed.
Special Instructions For a Fence Request:
Note the ACC Fence Restrictions listed below.

Submit all required documents, as described above. This must include an image of the fencing to be installed.
Please Note ACC Fence Restrictions:
No chain link fences allowed.
No wood fences allowed to be installed (as of 9/2020)
Vinyl fences must be white or neutral colors only
Max fence height is 48 inches.
Six foot, privacy fences are only permitted on side(s) of lot that back to another subdivision, commercial property or specified detention area between Katsura Ct and Bridgeway Ct.
Picket size max width is six (6) inches.
Picket spacing is required on all fences, except for specific circumstances noted above (see number 5). Picket spacing must be half the picket width and no less than 1 inch.
The good side of the fence must face out.
The fence must be anchored in at least 18 inches of concrete.
The fence must be located within four (4) inches of the lot line.
The fence can only be located on the rear corners of the home.
The fence must enclose the full perimeter of the rear corners of the lot.
